One-bathroom flat
The visit is planned so the 24 hour cure is the day you can wash elsewhere or wait.
En-suite and flat resealing replaces sanitary silicone in a small bathroom, a one-bathroom flat, or a rental. Book it when the bead has failed and there is no second shower for the next morning. The silicone still needs 24 hours before water. Send a photo on the quote form, or WhatsApp the same details.
Who it is for
Leaseholders and tenants with one bathroom. Landlords turning a flat around between tenancies. Hotels and small hospitality rooms that can spare the bathroom for a day, not an hour. Families who need the timing said in advance. We do not offer a same-evening shower.
Variants
The visit is planned so the 24 hour cure is the day you can wash elsewhere or wait.
A short bead in a tight room. Access, not length, is the issue.
Mouldy beads cut out before the next inventory, with the room left curing.
A bathroom that must be booked out for the cure, not sold as ready the same night.
Scope
How it is done
You pick a day when the bathroom can stay dry afterwards for 24 hours.
Old silicone out, sanitary silicone in, including the tight corners an en-suite actually has.
No shower, bath, or splash on that bead until the next day.
After 24 hours the room can be used. Ventilate it. A windowless flat bathroom moulds faster if it is shut up wet.
Symptoms
The leak will not wait, and neither will the cure. Both have to be in the plan.
The bead can be replaced. The room still needs a fan that actually runs.
Cut-out, not a bleach wipe, if the silicone itself is black.
Quote
The job is quoted. These are the factors, not a menu of fixed prices.
A small en-suite can be less bead and more time, because the screen is close to the pan and the tray.
Tray only, or tray, basin, and bath in the same let.
Block hours, a concierge, or a tenant who must be in. Say that on the form. It changes the appointment, not the silicone.
After the visit
Tell everyone in the flat the shower is off for 24 hours. Do not “just rinse” the tray. In a room with no window, run the fan after the cure whenever the shower is used.
The bead lasts as it would in a house, often less time if the flat bathroom has no window and the fan is unused. That is ventilation, not a different silicone. Renewal is the same cut-out when the joint splits.
DIY
In a one-bathroom flat the cost of a failed DIY bead is a second day without a shower. If you cannot leave the room dry tomorrow, do not start a tube tonight.
Questions
Yes. Book a day when nobody needs that shower for the following 24 hours. The silicone does not cure faster because the flat has one bathroom.
Yes. Send the postcode, whether a tenant will be in, and which joints have failed. End-of-tenancy mouldy beads are a cut-out and replace, not a wipe.
No. Budget the room out of use until 24 hours after the bead is finished. Same-day silicone that is showered on that night will mark.
They are quoted on the joints and the access, not on a flat-rate “small room” that ignores a screen hard against the tray. Photos show the difference.

Send the photo and the postcode on the form, or WhatsApp the same details. Water stays off the new bead for 24 hours.
Name the room and the joint. If a ceiling below is stained, say when the water appears.
